Freehold property at Maui Bay Fiji

Fiji Islands has around 8.5% freehold land, the rest is comprised primarily of native leasehold (around 80%, owned by native Fijian landowners and sold usually for terms of 99 years) and crown leasehold (i.e. owned by the government).

New Borrowing Regulations for Fiji property purchasers

In a release at the end of March relating to Exchange Control Policies in Fiji, non-resident individuals wishing to obtain finance for the acquisition of Fiji property will need to obtain such finance offshore. This will come into effect from 1st January 2008. Previously, purchasers were able to apply for finance assistance from local Fiji banks and finance companies.

An exception to this new regulation are property acquisitions relating to tourism related projects that have already been approved.

City of Lautoka in Fiji Islands popular with business residents

The City of Lautoka is a 30-40 minute drive from Nadi International Airport. This new City, which will celebrate its 30th anniversary as a city in February 2007, is well-known for its sugar mill and wharf, and its modest beginnings in the early nineteenth century as a town created by the Colonial Sugar Refining Company Ltd (CSR).

Business residents from the Lautoka & Nadi areas, however, increasingly head to Lautoka as a pleasant environment in which to live. The City Centre is starting to modernise, and there is a sports and musical stadium at Churchill Park, a golf course, a marina and busy wharf. However, one of the main attributes for residents are the hills behind the City centre, such as Simla, where many homes enjoy views over the City and out to the ocean. Some of the best views of the Mamanuca and Yasawa island groups can be seen from here, as well as magnificent sunsets. Even those without views can enjoy the hilly topography and pleasant residential neighbourhoods.

Investment potential on the Sunshine Coast Fiji

Many overseas investors are looking for tropical retirement homes and/or vacation getaways that they can lease out for the times they are not personally in residence. For this reason, property on the main island, with easy access to the International Airport at Nadi, convenient banking and shopping, medical facilities more readily available is becoming increasingly popular.

This is especially true for the baby boomer retirement market. They are looking for convenience, security, and access to all the activities and lifestyle that Fiji has to offer, rather than a home on a deserted beach.

So what is available? For those with extra cash available, many of the mainland resorts are developing lifestyle luxury villas often under a lease-back investment arrangement rather than year-long residence. A few major new developments are happening along the Coral Coast, and there is, of course, the established Pacific Harbour estate at the end of the Coral Coast and close to Suva, the capital of Fiji.

A region receiving new attention is the Sunshine Coast or "Sun" Coast along the northern edge of the main island. This coastline offers fantastic views, has a drier than average climate ensuring maximum enjoyment of your tropical home. The coastline is not blessed with many sandy beaches, however the region around Volivoli Point (volivoli means sandy in Fijian) is worthy of investigation. Prices have not sky-rocketed here yet, the views to offshore islands is outstanding, and development is certainly on the move. Many - fearful of low-lying property since the tsunami in the asian region - are finding that homes with elevations and fantastic views of the islands rather than being on the beach per se is an increasingly desirable option. Volivoli Point is also just a short hop by boat to the tourist island of Nananu-i-Ra with its beautiful beaches. With excellent scuba diving and boating possibilities, investors are looking more and more at this region.

One such property, for example, that is currently available is a 13-14 acre crown leasehold holding on Volivoli Point, with around 4 acres along the waterfront (access to the ocean for boating), and a further 9-10 acres across a narrow quiet access road sloping up a gentle hillside. Buying Residential Property in Fiji

Fiji is going through an investment boom with a number of key popular areas. The offshore islands of the Mamanucas and Yasawas, with their perfect white sand beaches, are highly sought after for their idyllic getaway qualities. However, the high purchase prices and the increased development costs due to the remote access can make such property prohibitively expensive. Also they are mostly available only for commercial tourist developments.

Other popular areas are found in Fiji's friendly "north", such as Savusavu and Matei. These towns are located on the islands of Vanua Levu (2nd largest island) and Taveuni (3rd largest island) respectively. Much of the property is available under freehold title, which is a drawcard to many. Access is easier than the smaller islands, but nevertheless the main hospitals, business centres and shopping centres are located on Fiji's main island of Viti Levu.

With prices increasing in regions such as the Coral Coast and Pacific Harbour, investors are looking at hitherto unresourced areas, such as the Sunshine Coast in the northern part of Viti Levu - so called due to its higher than average sunshine hours per year.
